The Zoning Board of Adjustment is established for the purpose of deciding certain questions or variance requests from the provisions of the zoning ordinance. Generally, the Zoning Board has the power to:
A. Hear and decide appeals where it is alleged by the appellant that there is error in any order, requirement, decision or refusal made by an administrative officer based on or made in the enforcement of the zoning ordinance. Such an appeal must be filed within twenty (20) days of the officer’s decision.
B. Hear and decide requests for interpretation of the zoning map or ordinance or for decisions upon other special questions upon which such board is authorized to pass by any zoning or official map ordinance.
C. Hear and decide applications for “c” variances (variances relating to lot area, yard areas, setbacks, etc.)
D. Hear and decide applications for “d” variances (variances allowing use of a building or property not permitted in a particular zoning district).
If a bulk variance is sought in conjunction with site plan approval or subdivision approval and the proposed use is permitted, applications for bulk variances should be made to the Township of Harrison Planning Board.
Finally, in connection with use variance applications, the Zoning Board of Adjustment may also grant any necessary subdivision or site plan approval simultaneously with the use variance application. If the applicant wishes to bifurcate the use variance and site plan applications, the applicant must state so, in writing, at the time of filing the use variance application. The subdivision and site plan application forms and procedures mandated by the Township of Harrison Planning Board shall be utilized for this purpose.

Please remember that the Use Variance and Bulk Variance Notice of Appeal (application) forms must be completed in their entirety and both the applicant(s) and all property owners must sign the form and have their signatures notarized.
Failure to submit any of the required forms, information, or plans will delay your application being scheduled for a public hearing.

1. Fee Schedule - Use the Fee Schedule to determine the correct application, escrow and tax map fees (if required) for your submission. The application, escrow and tax map fees must be paid by separate checks. Remember that where an application for development includes several approval requests, the sum of the individual required fees shall be paid.
